After months of speculation and waiting, and government hold ups, Cordish is ready to move ahead with the approval process of a 30 floor, 300 units luxury apartment tower known as "Three Light". To be built on the parking lot just West of the nearly complete Two Light Tower, Three Light will add density and another skyline changing tower to Kansas City. But it has been a tough process getting to this point.
City Council Members Kathryn Shields and Alissia Canady have raised questions over Cordish's master development agreement with KCMO and forced a review of the agreement. The city is still obliged to pay for parking structures as was noted in the 2004 agreement which made the two not happy. What the consensus eventually became, and was passed last night after months of deal making, is that Cordish must renovate the Midland Theater Office Building into 100 affordable apartment units and the city of Kansas City will pay for the $17.5 Million parking garage for the Three Light Building.
Now the plan heads before the KCEDC (Kansas City Economic Development Corporation) who helps at getting projects like this going by granting preliminary approval. The proposal document says...
"The Redevelopment Project will include studios, one-bedroom, two-bedroom and penthouse apartment units ranging in size from 590 square feet to 1,500 square feet, six-level (500 space) parking structure, and an amenity level on the eighth floor that includes a club room, management office, theater room, demonstration kitchen, outdoor pool, deck, conference room, fitness center and other amenities. Each residential unit will include floor-to-ceiling glass, luxury finishes, materials and appliances, including quartz countertops, stainless steel appliances, luxury vinyl flooring, washer-dryer in each unit, tile in bathrooms, and similar finishes and materials."
A lot of stuff for the building but fits in line with Two Light and One Cardinal Way. The total cost of the project will be roughly $130.5 Million. The plan is to break ground sometime towards the end of 2018 and construction should wrap up in 2022. The architecture form in Hord Coplan Macht AKA Cordish's primary choice for architecture.
