While it is deemed "old news" by media standards, I still find it fascinating. It broke ground in Late Match 2017** and construction is now well underway. The Midwest's first Tru by Hilton Hotel is expected top open in the Spring of 2018. The hotel is also the first of the brand to adventure into St. Louis' shaky real estate market. While the rendering shows the hotel being 4 floors, it will be five in reality with 87 rooms catered to Millennial Travelers and money saving individuals who want to stay on a budget, but don't want to get bed bugs. The hotel is also rising in the new "Streets of St. Charles" region of St. Charles Missouri.
The streets of St. Charles can hold this hotel as well thus making the development become even more dense than it already is. On the Northern edge of the development, an 8 floor Drury Inn and Suites is wrapping up construction and beginning to open. But that hotel is to expensive for some travelers, so the Tru Hotel is meant to address this. Rooms start at roughly $100 a night depending on the date the traveler chooses. But that price can change but never will go above $120 a night and below $75 a night. A good deal when the area it is in is taken into consideration.
Outside the hotel's front door, entertainment (AMC Movie Theater) and dining await you as well as condos and office space. The Streets of St. Charles also has another Office Building in the works that could reach 10 floors. As the hotel rises and awaits opening its doors to guests, other Tru hotels are being planned for around the St. Louis region. According to Anonymous sources, one is planned for South St. Louis City and another for the Midtown region of the City. We will possibly learn about these around the time this hotel opens in Spring 2018 or after it opens.

Back in late Summer 2016, News broke with the plans for the Boulevard Phase 2 to move forward to further redevelop the area in Suburban Brentwood. The talk of this faded into the fall and died in the winter when some believed it was dead. Now, we get our first look at what is planned for the next phase. A phase that will look entirely different than the rendering above or the current Boulevard piece to the North. Height has changed and design has taken a more business-casual feel that adds to a growing St. Louis County (Clayton to Brentwood VIA Brentwood Boulevard).
The plan currently calls for the revitalization of the district from Darst Court on the North to Antler Drive to the South, Francis Place - Interstate 170 to the East and Brentwood Boulevard to the West. A large area roughly the same size as the current development. It will be the second to last piece of the redevelopment. The final phase, which is yet to be revealed, will deal with the current Burger King lot of the area. In order to see what I mean, I included the site plan below.
The design will include a Parking Garage along the Western edge of the site that will be enclosed by a Condo building. Clearly, the design will use every inch of available land for this phase. Unlike the previous phase, the design aesthetic will change dramatically from a Fancy design to a more modern and urban design that mimics Ballpark Village Phase 2’s Office Building. While we do not know what the Condos will looks like, it is most likely to mimic the design of the office building to keep everything in form.
The newest Phase will bring 75 new Apartments or Condos to the district as well as 100,000 square feet of office space (presumably Class A Office Space). Along with this, the development will include roughly 200,000 Square feet of retail and restaurant space. Let’s not forget about parking! Phase 2 is expected to bring an additional 500 parking spaces in a garage bordering Interstate 170. In all, the project will double the size of the current development and add more space to the ever growing district and Clayton-Brentwood Region.

Meanwhile, next door, a plan to make the University Club Tower’s block dense has stalled since the 2008 Recession. The developer still plans to build a hotel for that development at the corner of Brentwood and Clayton. But until then, we can’t say much more. So enjoy the new plan that is expected to break ground in Spring 2018 and open by mid 2019.

- The condo building (6 floors) surrounding the parking garage.
- The separate, 2 floor specialty retail building at Darst and Brentwood
- The scale of buildings along Brentwood Boulevard
- The Office Building that we saw in the original rendering has a tenant name on it, First Bank will occupy the building. Presumably they will be movin from Clayton from a Class C Building to a Class A Building, here in the Development.
