11 Months after announcing Phase 2 of Ballpark Village, The Cardinals and Cordish Companies are appearing to move forward with the project. This time, two tenants are featured in renderings showing new building design and layout. There has also been a height bump for both the office building and the Residential Tower.
First things first, this information came out of a flyer sent around by both the Cardinals and CBRE, the real estate firm managing the office portion of Ballpark Village. The Business Journal obtained the flyer and wrote about it. The Office Portion has been rumored to be the next home of downtown firm PwC. This rumor came about in February when PwC only signed a lease on their current office until Phase 2 is completed in 2019. This was confirmed by the new renderings but not by the Cardinals or PwC itself.
The second tenant is Rawlings. While there have ben no rumors about this one, some people view this idea as a strong possibility as Ballpark Village would tie well with what Rawlings does. One tenant missing is Fox Sports Midwest. In the "Phase 3" Rendering that we saw last November, Fox Sports was shown as the tenant leading many to believe that Fox Sports would be a tenant of the project. Any indication of this has yet to be announced.
New with these renderings is the inclusion of a Live! Hotel.
The Hotel will be the first of its kind in the Midwest and be situated 7th and Clark. The hotel room count is expected to be 220. Live! Hotels are 4 Star Hotels. This portion of the project got a reduced height to 8 floors and has a different design than the office portion. The office Portion has 12 Floors. Furthermore, the office Building has a sky bridge connected to the 2 floor Entertainment Building. I cannot figure our what that is for.
In regards to the Residential Tower, it is now set at 30 floors and will be situated on top of a Parking Garage. The Office Building will have its own underground garage. The tower's final height is expected to be 355 feet tall. Besides that, the tower received a design revision making it slightly more geometric. It retains its thin design as seen below (up against Broadway).
Finally, the new plans reveal how many retail/restaurant spaces there will be in this Phase. There will be only 8 Retail spaces. That is a letdown. Lobby count is at 4 (2 Office [1 Public and 1 Private], 1 Hotel and 1 Residential). Parking Garage Entrances will also be located along Cardinal Way and Broadway. Furthermore, the price per square foot of office space is close to $28. A shockingly high number for Downtown St. Louis but it is on par with that of Clayton.
Until the Cardinals release clearer renderings, possibly by the Post-Season, the rumors stay afloat and the hopes of getting Ballpark Village built out soar. Below are the other renderings of the project including a comparison in regards to the Office/Hotel Block.
The Cardinals have announced a special event for the 31st of December at Ballpark Village regarding Phase 2. According to reports, the event will reveal the newest plans and the tenants of the office building. This could also be a groundbreaking event but possibilities of this are low to none.
