A recent article by CBS Local-KMOX St. Louis is confirming the rumors of what's next for the mega project to be called Ballpark Village. The man they talked to is the director of development. He says that negotiations are in full swing with possible tenants and others. The ambition in phase 2 is to build a Residential Building, Office Building and a Hotel along with more retail along the streets. This plan also calls for the dissolving of the parking gates on all entrances to the village and moving those entrances to the lot entrances. The Announcement could be on the horizon with all this information coming out.
That annoucnemnt could be released in any of these 3 times...
1. October 2016- The Post-Season, if the Cardinals get into the playoffs for the National League Title, a announcement could come because of all the media coverage.
2. October 2016- Even if the Cardinals don't make it into the Post Season, the Announcement should be made during this month so that public hearings can be held on the project.
3. January 2017- During winter warm up the Cardinals could announce the Second Phase. But doing so is a bad choice because all the hearings would start and intitial approval won't be given until late Summer 2017.
All of the dates are key. A October announcement could lead to Early Spring Construction, Mid Einter Announcement could lead to late Summer construction. Bill Dewitt has said before that he wants to break ground in Early 2017. Which means October will have to be the month. Unless they don't plan on having hearings and begin building the project immediately after announcing. But the projects second phase should be done in about 3 years when it begins in 2017 and opens in 2020
We will have to wait and see.
(Background)- Ballpark Village's original vision was composed of several high rises all in the block over looking he City and stadium. Followed by several companies pulling out and not enough effort, Ballpark Village descended into madness. When the Recession hit, it nearly nailed the coffin shut. But a first Phase was announced in 2012 and the following year, construction started on the existing building. All lots were designed to have components for everything underneath them to kickstart future development which is where we are now.
