After a old fast food restaurant came down this last week at Skinker and Delmar, a new plan has been found showing what could be its replacement. Currently, the lot sits vacant and has looked absolutely disgusting for many years. Now, we can finally see what the plan is for the site. While small, it will fit in well with that corner. 3 floors and street level retail will go a long way at this corner.
The Loop has seen a considerable amount of development over the last several years. From the Loop Trolley to numerous housing for students to other things. This seems to tie it all together and begin expanding the Loop East. Even though the Everly already did this, it is a good sign to see a smaller development moving forward in the Eastern section of the Loop. It is also certainly better than the Ferris wheel originally planned back earlier in the year.
This will at least add some usable space. Directly across the street, where the shell station is, a 3 floor office building is also planned and was approved, but no new news has been heard on that project. This lot though was originally supposed to be much taller. Below is a Rendering found paired with the 3 floor project, but was commissioned in September 2015. Seems pretty cool if it ever were to become a reality.
Back to the main story, the three floor building should not be met by any neighborhood opposition as it is not super tall, meets the areas designs and replaced a disgusting vacant lot. As time goes on, we are certain we will hear more information come out but until then, we have to stick with what we know and what we know is that there will be infill at this corner. All of these renderings will found on the architects website. That architect is HDA. More renderings below.
