Following City Wide opposition, plans are being resubmitted for a apartment building at 226 East Lockwood in Webster Groves. Planned is a 3 floor building that will be built on the Former YMCA building. This plan replaces the original 5 floor proposal from August. That plan, as I have said, drew massive opposition because of its height and how it did not match the neighborhood really well. The name of that development was 226 Lofts. The new name for this development does not have the address in its name, it will be called Ridge House Apartments.
Because the Design was scaled back to meet the opposition of the neighborhood, and city, it isn’t as significant as it could be. At 44 units, it will be pretty small. Included in the 1.5 acre site plan is approximately 67 parking spaces. The design is also better as it includes a better design to fit into the neighborhood. The developer is Sangita Capital Partners based on St. Louis. They built the “Standard Apartments” at Forest Park and Vandeventer. That development has been highly successful. This project though could also be successful, that is if it is her built.
Chances of neighborhood opposition for this plan is high. It’s just what goes with the development. As previously stated on my last post on the 226 Loft Project, the same concern could grow in this project. That concern is that crazy college students from nearby Webster Univeristy could move in thus making people’s homes not so valuable. That concern can be addressed as she limits of renters can be set. That’s what may happen if the developer wants to see this project built.

Below are additional renderings of the planned Ridge House Apartments. They show their elevation along numerous streets and show different perspectives. Personally, I hope this plan gets passed with little to no opposition. It is needed as millennial date choosing to live in Apartments and Condos and take part in “urban living”.
