Today, we got our first look at the next big thing for Central West End. That big thing is a project called One-Hundred. A Residential Only Building to be built on the corner of Kingshighway and west pine Boulevards in the Central West End. the ptoject is deisgned by Chicago based architects Studio Gang (they have designed famous buildings like Aqua and the Wanda Vista Towers in Chicago). This is their first adventure into Saint Louis Design.
The STL Post-Dispatch article states the follwoing...
"At 385 feet, the mostly glass St. Louis building overlooking Forest Park at 100 North Kingshighway is set to be 75 feet taller than the Chase Park Plaza just to the north and 55 feet taller than the Park East Tower two blocks away. It also will be 65 feet taller than the apartment building planned for Ballpark Village downtown, according to Emporis, a building information firm in Hamburg, Germany."
So this will be the tallest building built in Saint Louis City during the 2010's building boom. This will transformational. However, this will not be the tallest Residential Only Building in the State. That title goes to the Power and light Building in Kansas City, which is over 100 feet taller than this. When it comes Down to the Metro STL area, it will be second tallest building behind the Plaza in Clayton apartment Building at 409 feet. So it is a start if you ask me for things to come in the Central West End region.
Other interesting things this building will include are 305 Apartments that overlook the City and Park with corner living rooms. The windows are angled to make the Rooms feel larger than the actually are and are designed that way to increase natural light in the room. However, only 1/4th of the Apartments will receive balcony/terraces because of the angled glass (which for those, is expected to have higher rent costs).
The project is supposed to be on-par with those under construction or planned in Clayton and add yet another layer of luxury residential buildings in Saint Louis city. This, I believe, will spark Central West End and even more and similar in height buildings could push Central West End into the new Hub of Saint Louis.
According to the developer, MAC Properties, based in Englewood New Jersey, the building will feature a 5 story base, a 335 Car parking garage with a floor underground, 885 Square Feet of shop space, and 6,756 Square Feet of "Amenity Space". The total cost of the project will be $130 Million and construction should start around the time Ballpark Village Phase 2 starts towards the end of next year and wrap up in 2019. A public meeting is scheduled for the STL Public Library-Schalfly Branch on Monday December 12th at 7PM.
