It has been in the works for a while, but after a public meeting a little bit ago, the Loop Net listing gives us a look at how the building will look. Tenants have already been named (Five Guys and Smoothie King). The building will be 4000 square feet and replace an abandoned gas station. It is located at 6424 Chippewa Street. The way the building will be set up is the back of the building will be built right up to the sidewalk (just like the AT&T and Qdoba building across the street). This will give it a more urban feel than what it actually is.
On the opposite side, a parking lot to serve the building. There will also be a drive thru made specifically for Smoothie King. Smoothie King will occupy 1200 square feet in the building and will be walk in-walk out and drive they only. The other 2800 square feet will be occupied by the city’s first Five Guys. It’s an odd layout but is far better than having a vacant gas station sitting on this prominent lot. Further West on Chippewa, a old Fazolis was converted into an IHOP and near Hampton and Chippewa, a monster Chick-Fil-A is under construction. It replaced a old Music/Movie store.
Across the street from Chick-Fil-A, at Hampton and Mardel, a old office building is being converted into 10 small apartments. Further South on Hampton, the old American Eagle bank is opening as apartments soon. In all, this strip center project will add to the small, and less urban, building boom that St. Louis Hills is experiencing. Construction is supposed to start before years end and wrap up in the Fall of 2018. The site plan for this project can be found below.
There will be 22 Parking Spaces (and 2 Handicapped Spaces) included in this development. It will total out to be 24. No word yet on whether there will be access to the alley to the South of the Building.
